PRODUCTIVITY
Well developed and managed as a mixed-farming operation producing wool, prime lambs and growing annual grain and dual purpose fodder crops. Approximately 50% of the arable area is sown down to improved perennial pastures, including lucerne sub-clover mixed with perennial grasses (cocksfoot and tall fescue) and herbs (chicory and plantain). This program is supplemented annually with crops, including wheat, canola, grazing canola, barley, oats, lupins and lentils.
ECONOMIES OF SCALE
In average seasons, Wattle Flat runs about 600 Merino ewes, half of which are joined to Merino rams and the other half to White Suffolk rams. Marking percentages of the Merinos are 90-100% and the first cross ewes are 100-110%. This is coupled with productive dual purpose cash and grain cropping activities.
COUNTRY
The country is best defined as chromosol or duplex soil, made up of a loamy topsoil overlying a clay-textured subsoil. The soil pH level averaged approximately 5.5. The annual liming and fertiliser program is excellent.
WATER
The property is well watered with a registered ground bore, feeding 7 troughs via a solar bore pump. There are also 7 dams scattered across the property, meaning each paddock has at least one water source. There is also 200,000L of rainwater storage in plastic tanks, supplying the house and sheds.
RAINFALL
Approximately 570mm per annum.
ACCOMMODATION
Features the main 4-bedroom brick veneer house built in 2006, plus the original Wattle Flat timber homestead (not occupied) built in the 1950s.
